STL Statistics – Another Look

Six Months of Sales (2/6/2012 – 8/6/2012)~ Private Ownership v. Foreclosure Statistics for St. Louis & St. Charles Counties, Year-Over-Year

The last statistics sampler I posted looked at a few specific school districts, with specific styles of homes.  I made no differentiation between privately owned homes and foreclosures.

For the information posted below, the search terms were strictly via county (St. Louis or St. Charles), and I have pulled data separately for bank/government sold properties versus privately owned homes. 

ST. CHARLES COUNTY FORECLOSURES, 2/6/2011 – 8/6/2011 v. 2/6/2012 – 8/6/2012

Starting with St. Charles County foreclosures, 437 have closed so far this year, with an average price of $130,328.  Last year for the same time period, there were 415 closed sales, with an average price of $127,655.  So, slightly fewer foreclosures in total, with about a 2% price increase!  We’ll take it!

ST. CHARLES COUNTY SALES, PRIVATELY OWNED HOMES, 2/6/2011 – 8/6/2011 v.  2/6/2012 – 8/6/2012

The total number of privately owned homes in St. Charles County closed over the past six months is 1,700.  The average price is $203,760.  Last year for the same time period, there were 1,311 closed sales, with an average price of $200,932.  Another price increase of roughly 1.5%   We’ll take that, too!

ST. LOUIS COUNTY PRIVATELY OWNED HOME SALES, 2/6/2011 – 8/6/2011 v. 2/6/2012 – 8/6/2012

The total number of privately owned homes in St. Louis County closed between 2/6/2012 and 8/6/2012 is 4,305.  The average price is $251,763.  Last year for the same time period, there were 3,541 closed sales, with an average price of $262,055.  That is about a 4% decrease.  If we were to delve into these numbers more thoroughly, we may find that the $1,800 sale price, for instance, is a rental amount and not a sales amount.  If a large portion of the 764 additional sales for 2012 v. 2011 were foreclosures finally being listed and sold on the market, which could account for a reduction. 

ST. LOUIS COUNTY FORECLOSURES, 2/6/2011 – 8/6/2011 v. 2/6/2012 – 8/6/2012

The St. Louis County foreclosure numbers are as follows:  1,543 closed 2/6/12 – 8/6/12, with an average price of $64,682.  Last year for the same time period, there were 1,601 closed sales, with an average price of $67,956.  That is about a 4% reduction in number of foreclosures closed, with prices also down for the foreclosures around 5%.
